Refundable Damage Deposit: A refundable damage deposit of £250 GBP is required at check-in. This deposit will be refunded within 24 hours of checkout, provided no damage occurs during your stay.

Pet Fee: An additional pet fee will apply for guests bringing pets. Please contact us in advance for more details on the pet policy and associated fees. If a pet accompanies your stay and was not advised in the booking, additional costs may be charged to ensure our properties remain in the best condition.

No Parties or Events: This property is not suitable for parties. Any parties, loud music, or smoking indoors will result in immediate removal (via security) with no refund. Your Airbnb deposit may also be used towards costs.

No Smoking Indoors: A strict no-smoking policy applies inside the property. Evidence of smoking will incur a £1000 charge through Airbnb to cover deep cleaning and damage.

Quiet Hours: This is a quiet area, so noise must be kept to a minimum after 10 p.m. Noise and air monitoring systems are in place.

Housekeeping: For stays longer than 7 nights, additional housekeeping can be arranged for an extra fee.

Check-In Requirements: The lead guest must complete our online check-in form, agree to our Terms & Conditions, and provide a valid UK government-issued photo ID or passport.

Check-In/Out Policy: Early check-in or late check-out (outside standard times) is available by prior approval only and charged at £40.

Extra Nights: If you’d like to extend your stay, please contact us as early as possible so we can confirm availability.

Additional Cleaning Policy: For long stays (14+ nights), weekly cleaning and linen changeovers are required to maintain high standards.
